Owner's title insurance (optional)Not normally part of refinance
Lender's title insurance (required with mortgage).  Formula based on an existing owner's title insurance policy which is equal to or greater than the loan amount.The cost is usually $3.30 per thousand of loan amount plus 10% plus $25 to $100.  Add another 10% for waterfront property.  Lower rates available through lender's preferred title companies.

Pre-paid closing costs

Pre-paid interestThis cost is based on the number of days remaining in the month that the loan closes.  It is the loan amount multiplied by the interest rate divided 365 and multiplied by the number of days.
Tax escrows.  Additional funds would usually be credited from seller for a pro-rata portion of the tax year.2 to 13 months of real estate taxes.  There needs to be enough in the escrow account at the time the tax is due so that it can be paid in full + a safety margin.  Tax and insurance escrows are sometimes required on loans with more than 80% loan to value ratio.
Insurance escrows2 to 13 months of insurance cost, similar to taxes.
